What to Expect During The Real Estate Process

We provide our clients with the following chart to show the basic steps in the purchase and/or sale of your home. Many other things can and do happen during the real estate process and we will review these with you. We provide insight and help throughout the entire process. We will be there for you every step of the way.

Listen to the features you want based on the interview/conversation.

Meet at your house for initial analysis, review features of the property and listen to determine market strategy. (Obtain inspections when applicable).

Confirm pre-approval for lender financing or review financial terms. We can suggest lenders if needed.

Complete a market analysis of your home to advise on pricing & marketing.

We will research the MLS listings and find up to 7 homes to view during our first tour.

Obtain the listing of your property. Take pictures & develop a custom website and virtual tour.

During the tour we will receive and record your feedback regarding what we view together.

Review any problems/concerns with regard to the title report. We work with you to resolve issues.

Make an offer on the home you love or we can always go back to view additional properties or re-examine the ones you loved.

Actively market your home in accordance with proposed and agreed upon plan.

Make sure that we have financing. Speak with loan officer if necessary. Review approximate closing costs together.

Advise on staging of property. Assist with any questions/concerns.

Write up an offer on a listed property with any contingencies included.

Show home in person, through appointments, other agents and our cross platform marketing campaign. Provide updated status by email/phone.

Seller views offer and either accepts, rejects or makes a counter offer.

Goal: obtain offer(s) and present for decision. Provide guidance and either accept, reject or counter the offer. Negotiate the process.

Review seller’s response. Advise and move forward.

Once sale contract is accepted we keep you informed to the buyer’s progress as we move toward your closing date.

If offer is accepted: Move to appraisal and inspection stages and full loan commitment if applicable.

Close of escrow at title company.

Review inspection findings, title report and appraisal. Negotiate any repairs and review any potential problems.

Congratulations! Your house has been sold.

Final inspection of any repairs completed.

Provide exit date and arrange to obtain keys, garage openers, etc.

Set close of escrow at title company.

We will follow up with you, answer any questions/concerns and stay in touch.
